The .ics adds two all-day events to Outlook / Google / Apple Calendar: a 60-day heads-up and the deadline itself, each with an alert.

How renewal notice deadlines work

Most commercial lease renewal options require written notice within a specific window — typically "no less than 9 and no more than 12 months prior to the expiration of the Term." Two dates matter:

Check the fine print: some leases count calendar months, some count days; some require notice by certified mail or to a specific address; and amendments frequently change the notice terms. Always verify against the controlling document — this calculator is an administrative aid, not legal advice.

Why missed notice windows are so expensive

A lapsed renewal option transfers leverage instantly. A tenant loses a below-market renewal rate and negotiates from zero; a landlord expecting a vacancy loses a year of planning. It is the single most expensive blank cell in lease administration — and it's entirely preventable with a tracked date.
